Roof replacement cost guide

What goes into the price of a new roof?

A contractor quote is more than a square-footage number. Use this page to understand the work behind it before you compare bids.

The three big cost drivers

Good estimates account for the job—not just the house.

Roof surface area

The roof itself is usually larger than the square footage you see on the floor plan. A steeper pitch adds surface area and materials.

Tear-off and disposal

Removing old shingles, hauling debris, and repairing what is found below the old roof can change a written quote.

Labor and access

Height, pitch, job access, local labor, and permit requirements are the parts that make two similar houses price differently.

What to compare in a bid

A lower number is not always a lower-cost roof.

  • Is removal of the existing roof included, or assumed?
  • What material and warranty level is actually being quoted?
  • Does the price include flashing, ventilation, disposal, and permits?
  • What could change after the contractor inspects the decking?
